Seattle & Eastside Market Report
June 2026 · 18 cities · all home types
Key Takeaways
Homes are taking longer to sell across the region
median days on market rose month-over-month in 14 of the 18 cities we track, pushing Kirkland (20 days), Renton and Bothell out of seller's-market territory and into balanced. The spring rush has cooled.
A two-speed market has opened up
the affordable north end is red-hot — Lake Forest Park, Brier, Edmonds and Shoreline all sold above asking with barely 1 to 2 months of supply — while the pricier Eastside core (Bellevue, Kirkland, Redmond, Mercer Island) all averaged below list with roughly 3 to 4 months of inventory.
Zillow's typical-home-value index is down year-over-year in all 18 cities, and the Eastside's biggest markets are still sliding fastest
Sammamish (-5.7%), Kirkland (-5.6%) and Bothell (-5.5%) lead the declines, with Bellevue's typical home now about $1.72M, off 4.2% in a year.
Edmonds is bucking the trend
homes went pending in just 6 days (the fastest anywhere), sales averaged 1% over list, and its typical-home value is down only 1.8% year-over-year, one of the mildest declines in the region.
The 30-year fixed climbed back to 6.55%, up from 6.49% in May but still about $95/month cheaper than a year ago on a $750K loan
and paired with wider inventory, that's given top-of-market buyers the most negotiating room in a while.
Mortgage Rates
Freddie Mac PMMSRates are 0.19 points lower than a year ago. They peaked at 6.74% in July and bottomed at 5.98% in February. Buyers have modestly more purchasing power than last year.
Home Values
Zillow ZHVIZillow Home Value Index (ZHVI) estimates the value of a typical single-family home in each city — whether or not it sold. Based on the middle tier (33rd–67th percentile), excluding starter homes and luxury. Smoothed and updated monthly, not distorted by low sales volume.
