  1. Homes are taking longer to sell across the region

    median days on market rose month-over-month in 14 of the 18 cities we track, pushing Kirkland (20 days), Renton and Bothell out of seller's-market territory and into balanced. The spring rush has cooled.

  2. A two-speed market has opened up

    the affordable north end is red-hot — Lake Forest Park, Brier, Edmonds and Shoreline all sold above asking with barely 1 to 2 months of supply — while the pricier Eastside core (Bellevue, Kirkland, Redmond, Mercer Island) all averaged below list with roughly 3 to 4 months of inventory.

  3. Zillow's typical-home-value index is down year-over-year in all 18 cities, and the Eastside's biggest markets are still sliding fastest

    Sammamish (-5.7%), Kirkland (-5.6%) and Bothell (-5.5%) lead the declines, with Bellevue's typical home now about $1.72M, off 4.2% in a year.
